The truth behind your real estate broker: she can’t refuse to show the property, though she might
A fantastic piece of real estate popped onto the market, and you know the property is hot. It’s going to go fast… but your realtor is out of town and cannot show you the property. What do you do?
Last week, I called the seller’s realtor to schedule an appointment because my realtor was away, and I didn’t want to miss this piece of property. The seller’s broker happily described the property and scheduled to show me. At the mention of my broker (aka: she’d be getting only half of the commission with him in the picture), she buckled up and refused to work with me unless my broker surrendered his rights or used her as a referal (meaning, he’d get a percent of a percent of a percent of the commission–in this case, $300 while she brought in thousands). **Realtors are obligated to show prospective buyers the property**
The number one objective for realtors is to sell the property, not hold out for the best personal profit. How would the seller this broker represents feel if the broker isn’t doing her job of selling the house’heck, not even showing the house? Such behavior is illegal. If a realtor refuses to show you a property, call her employer and your state realtor board.
On the flip side, make sure the broker you’ve selected keeps your interest first when you decide to put a piece of property on the market. You don’t want her refusing a great deal for you simply because she doesn’t want to split the commission.
